terms & conditions - rapid site appraisals

Effective Date: 1 June 2026

These Terms & Conditions apply to the purchase of the Rapid Site Appraisal service provided by Uplift Planning & Property Ltd (“we”, “our”, “us”). By purchasing a Rapid Site Appraisal, you agree to these Terms & Conditions.


1. Service Description

The Rapid Site Appraisal is a concise desktop-based planning and development appraisal service for sites within the United Kingdom.

The service includes a high-level review of:

  • planning history
  • planning policy context
  • site constraints
  • surrounding context
  • indicative development opportunities
  • high-level planning potential commentary

The Rapid Site Appraisal is intended as an early-stage feasibility screening tool only.


2. What Is Not Included

The Rapid Site Appraisal does not include:

  • formal planning advice
  • architectural drawings
  • measured surveys
  • highways advice
  • drainage assessments
  • ecology surveys
  • legal advice
  • valuation advice
  • guaranteed planning outcomes
  • submission of planning applications


3. No Guarantee of Planning Permission

The Rapid Site Appraisal is an indicative desktop review only.

Uplift Planning & Property Ltd does not guarantee:

  • planning permission,
  • development viability,
  • site suitability,
  • development capacity, or
  • future planning outcomes.

Any indicative development capacity or planning commentary provided is an informed professional opinion based on publicly available information at the time of assessment.

Planning decisions are ultimately made by the relevant Local Planning Authority and may be affected by matters outside our control.


4. Client Responsibilities

Clients must provide sufficient information to identify the site.

This includes:

  • a clear site address, postcode or location;
  • a site boundary plan, title plan or marked-up image clearly identifying the site.

If insufficient information is provided, we may request further information before commencing work.


5. Turnaround Time

Rapid Site Appraisals are typically delivered within 2 working days.

The turnaround period begins once:

  • payment has been received; and
  • sufficient information has been provided to identify the site.

Working days exclude weekends and public holidays.

We will make reasonable efforts to meet stated turnaround times but do not guarantee delivery times in circumstances outside our reasonable control.


6. Fees and Payment

The Rapid Site Appraisal is provided at a fixed price of £99.

Payment must be made in full at the time of order through our approved payment provider.

Work will not commence until payment has been received.


7. Refund Policy

Refunds are available only before work has commenced.

Once research, analysis or preparation of the appraisal has begun, refunds will not be issued.

No refunds are available once the appraisal report has been delivered.


8. Limitation of Liability

To the fullest extent permitted by law, Uplift Planning & Property Ltd shall not be liable for:

  • planning decisions,
  • investment losses,
  • land purchases,
  • missed opportunities,
  • development costs,
  • professional fees incurred,
  • or any direct or indirect financial loss arising from reliance on the appraisal.

Clients are responsible for obtaining independent professional advice before making development, investment or acquisition decisions.


9. Intellectual Property

All appraisal reports remain the intellectual property of Uplift Planning & Property Ltd.

Reports are provided for the personal or business use of the purchaser only and may not be reproduced, resold or commercially distributed without written permission.


10. Right to Refuse Service

We reserve the right to refuse or cancel an order where:

  • insufficient information is supplied;
  • the site falls outside the United Kingdom;
  • the request is unsuitable for a desktop appraisal; or
  • abusive or inappropriate behaviour occurs.

Where work has not commenced, a full refund will be issued.

REFUND POLICY


Rapid Site Appraisal Refund Policy

At Uplift Planning & Property Ltd, we aim to provide a clear, efficient and professional service.


Before Work Begins

Customers may request a full refund before work has commenced on the Rapid Site Appraisal.


After Work Has Started

Due to the bespoke and digital nature of the service, refunds are not available once research, analysis or preparation work has commenced.


After Delivery

No refunds are available once the Rapid Site Appraisal has been delivered.


Insufficient Information

If insufficient information has been supplied to identify the site, we may contact you for clarification. Delivery times will begin only once sufficient information has been received.
